Tropical Storms & Condominium Damage and Covering your Bases

Hello, I’m Ted Corless. I’m a lawyer with the Corless Barfield Trial Group. Today’s video is about tropical storms and condominiums. 

Condominiums create an especially difficult situation when dealing with damage that’s the result of tropical storm activity. The reason for that is because tropical storms affect buildings in a different way based upon the presentation of the building. 

If you have a condominium, for example, and you have fifty buildings, each one of those buildings are technically going to be facing the energy associated with a tropical storm or hurricane in a different way. 

Now, the reason I’m mentioning that, is that if you’re involved as a board of directors in trying to establish whether or not you’ve had damage as a result of tropical storm activity, there are several key things you should do to make sure to cover all of your bases.

 First of all, it is imperative that you notify each and every unit owner that there may have been damage to some of the buildings within the condominium association. 

Second of all, you need to establish who has been in those buildings since the storm has occurred to determine whether or not there has been interior damage. The reason for that is that sometimes tropical storms can cause damage to one side of the building but the water itself ends up showing up at another location. Which comes to the third and most important thing.

 And that is is that as a board of directors, it is important that you’re able to establish following any kind of activity, storm activity, that you have gone into every room of that association. And that can be difficult given the fact that many times owners of condominiums do not live their full time, especially during storm season. But if you do those things, you go into those spaces and you look in the interior of these buildings, that will avoid a major mold problem that can come your way later on.
